What to expect

Before you sign and burden yourself with contractual obligations, wouldn’t you like to be certain what you’re signing up for; Attorney Schein will happily review for NO CHARGE any RI Realtors Purchase and Sales Agreement, and get back to you with his opinion. Any and all other types of Purchase and Sales agreements, including attorney drafted or commercial transactions will require a fee for review and comment. Please call to discuss.

I'm paying cash

Congratulations, you are in an enviable position. Your closing will be easier to navigate without complying with and delivering to the bank all the documentation they require to get the loan closed. You can close quickly. How quick? Upon completion of a satisfactory title exam and a ready seller; in some cases, 5 business days.

You can close from somewhere else. Many of our second home clients do just that. Once Atty Schein gives the all clear on the title, we will email you a settlement statement and an accounting of the monies we will need wired for your purchase. Once we have the funds we will disburse those funds and record the deed with the Town making the transfer official.

To protect your investment, elect to purchase Owner’s Title Insurance.

I need a mortgage

If you’ve just begun the journey, we can give you a few names of some wonderful mortgage brokers we’ve worked with for years. If you are already in process, your lending professional will walk you through the what the bank needs. Once all of that is accomplished, we will receive a title order.

The title exam will either be clear and we can proceed or there may be one or more issue that need to be cleared before we can issue a title commitment to the bank, which in turn allows the bank to move forward. Once that happens, to make a long story short we will work with the bank to make the closing happen. Don’t forget: Only the BANK can say the loan is clear to close and then issue an exact date for the closing.

 

You will be required to purchase Lender’s Title Insurance to protect the Bank’s interest. We recommend that you purchase Owner’s coverage to protect YOURS!
